Fees are based on projected time and expertise to complete appraisals of single family dwellings, condominiums, townhouses, income producing properties and vacant single family lots within a 30 mile radius of downtown Orlando - includes all of Orange and Seminole counties, most of Osceola, southwest Volusia, eastern Lake and northeastern Polk counties. Add $50 for each additional 20 mile radius beyond primary area.

For assignments on golf or lake front properties; those with more than two acres; distressed or complex properties; historical valuations, and volume assignments please call for a fee quote.

Small Residential Income Report (FNMA 1025) includes Rent Survey and Operating Income Statement. Fees listed for Recertification of Value (Appraisal Update) and Field & Desk Reviews do not include additional comparable sales - add $75 each. Discount $50 each for Comparable Rental Schedule and Operating Income Statement ordered at time of Single Family or Condominium appraisal assignments. Expert Witness / Court Testimony:$150 per hour/2 hour minimum plus expenses/$500 retainer payable at assignment.

We usually complete assignments in 3 days, but please allow up to a 5 day turn-around time for typical Single Family houses, Condominiums and Townhouses available for inspection within 24 hours of your assignment request (received before 2:00pm). All assignments submitted after 2:00pm eastern time will be received the next business day. Projected turn around time does not consider weekends and holidays.

All reports completed to Uniform Standards of Professional Appraisal Practice and FannieMae guidelines. Additional or supplemental lender/client guidelines or requirements must be disclosed at assignment.

Terms for Credit Business Entities: Due on Delivery / $25 Late Fee After 30 Days Plus 1½% Interest Per Month. Cash at inspection to all others.

Cancellations are not accepted after inspection of the subject property.
